England has entered its second national lockdown today, Thursday, November 5, bringing with it further restrictions on what you can and cannot do.

This was confirmed by the Prime Minister Boris Johnson on Saturday, October 31, who insisted there is ‘no alternative’ as coronavirus cases rocketed across the country.  

With non-essential shops and pubs closing again, what does the second lockdown mean for the property market? Will estate agents stay open?

Can estate agents stay open during lockdown?

It has been confirmed that estate agents can remain open during the November lockdown.

The Secretary of State for Housing, Robert Jenrick, confirmed that estate agents and England’s wider property market can continue to operate with viewings, valuations and works permitted during the lockdown starting November 5 and set to end December 2.

He added that estate agents, construction sites, tradespeople and removal teams can all continue to operate, provided they follow social distancing and other safety guidance.

This decision differs from the first lockdown, which saw in-person home viewings banned and the industry effectively paused.

Will I still be able to move home?

Yes, Jenrick also tweeted that renters and homeowners will still be able to move during this period.

This is different to the first lockdown in England – and could be a welcome move for many, especially as prospective buyers aim to make the most of the stamp duty holiday introduced after the first lockdown ended.

This holiday means first-time buyers won’t have to pay any extra fees on sales for properties up to £500,000, lasting until the end of March 2021.
